Am I required to make my property available to Section 8?
You do not have to accept Section 8 (Housing Choice Voucher) applicants, however if you do opt in you must apply standard and consistent screening criteria.
Are you licensed?
Yes, we are licensed by the California Department of Real Estate, license #02080627.
Can you put the money directly into my account?
Yes, we offer direct deposit at no charge.
Do I get to see the lease or sign it?
You are welcome to have a copy to review prior to being signed and you can request a copy after your new tenant has signed.
Do you sell real estate too?
Yes, we can sell your property or recommend a local real estate agent to work with.
How and when do I get my checks?
We can mail you a check or you can choose direct deposit. As long as your tenant has paid on time, you should receive your proceeds by the 10th of each month.
How long of a lease do you sign?
The lease term is negotiable, most of our residents sign a 6 month or one year lease.
How much security deposit do you charge the tenant?
The deposit is always negotiable, but California state law limits security deposits to one or two times the monthly rent, depending on the number of rental units you own.
How soon can you start managing my property?
We can start immediately.
What type of properties do you manage?
We manage all types of residential properties, including single family, condominiums, townhomes, and multifamily without onsite management.
What type of reports do I get and how often?
Your on-line portal has real time reporting, you can view a transaction as soon as it is posted by our office. Monthly reports are posted to your portal with bill copies. We offer custom reports available upon request.
Who holds the tenant security deposit?
We hold the security deposit in our trust account.
